Once the home begins agent showings, we will personally call, text and email all buyer's agents for feedback on how your home shows, is priced and if there is anything the agent or buyer recommends addressing to make your home show better.
As soon as we receive an offer from a qualified buyer, we will begin the process of negotiating the very best offer price and terms to maximize your net profit.
Once we are under contract with a qualified buyer, the buyer will set up a home inspection as well as other types of inspections such as termite and radon inspection. After the buyer has their inspections, they will likely provide us with a copy of the reports and a list of items they want you to remedy or repair. We will work together to negotiate a successful resolution to their repair requests so we can move towards the appraisal and closing.
If the buyer is doing a mortgage, they will be required to have an appraisal of the property completed before their lender will issue their final loan approval. I will meet the appraiser at your home for the appraisal appointment to provide them with a list of upgrades you have done to your home as well as comparable sales information that we want the appraiser to be aware of. I personally attend these appraisal appointments to help the appraiser see the value of your home and upgrades so we can avoid any issues with the appraised value of your home. With the appraisal successfully completed, it's off to CLOSING.
