This is a MUST-Do requirement. Getting pre-approved will be the only way to make a seller take you seriously when you make an offer. In today's competitive market, we will make sure we do everything we can to get your offer accepted, and a lender pre-approval is the first step to making that happen. Here is where the fun starts. Based on your home requirements and preferences, we will set up a custom search for you on the Multiple Listing Service. When we see homes you like, we will check them out immediately.
Once we find you the perfect home, I will write up and offer and walk you through the process of successfully negotiating the purchase of your new home. I will also guide you through all the terms of the agreement and how they affect you, items such as the price, who pays the closing costs, earnest money, closing date and occupancy date, due diligence periods for inspections, etc
As soon as we have an accepted contract, we will set up any inspections you want to do. The most common are structural and mechanical inspections, termite inspections, radon and air quality/mold inspections. Once these are completed, we will provide the seller with a list of items you would like for them to remedy or repair and I will help you negotiate the best settlement possible for getting these repairs addressed by the seller.
If you are getting a mortgage, your lender will most likely require you to have an appraisal of the property completed to get your loan fully approved. I will assist the listing agent in getting the appraiser any information on the home that we would like for them to know about, such as comparable sales and upgrades the seller has made to the home. This will help us to get the best and most accurate appraisal of your new home.
After all the searching, negotiating, inspections, loan related questions, etc., it's time to close. I will make sure that this last and most exciting step of the process is smooth and there are no outstanding issues to be resolved. This should be a time of celebrations and I will do everything possible to make it a wonderful day for you and your family.
